Why you should consider unbundling the purchasing responsibility from the Building Service Contractor (BSC)?
- Increased need for visibility and consumption data - transparency on the consumables being purchased by the BSC at site level
- Control of products and the assurance of client specifications
- Cost reduction - eliminating the BSC mark-up by reducing their procurement resource costs and leveraging CBRE supply relationships and deals

How Do I Unbundle The Existing Contract?

Understanding the current contract with the BSC:

Is it an existing bundled contract where CBRE pays the BSC a lump sum which includes the purchasing of supplies as well as the cleaning of the respective facilities?

Is it an existing unbundled contract where the BSC only invoices for the cleaning of facilities and CBRE already assumes the purchasing responsibility of supplies?
In the case of the bundled contract, the BSC can be approached for pricing in the form of an invoice for the janitorial supplies they are purchasing. The invoice from the distributor they are partnered with needs to show the unit cost of the consumables being purchased. Pricing can then be discussed with CBRE's OEMs and distribution partners to start the process of unbundling.
Most BSC's will not refuse such requests and CBRE is assuming its right as principle and managing agent to provide the most fiscally responsible outlet for the purchasing of supplies for our clients. Once unbundling has occurred, CBRE should not incur any additional responsibilities and ideally the BSC will retain the purchasing responsibility for the supplies at a more cost effective rate.
